COhatch Powell
COhatch Powell is a 15,000-square-foot mixed-use building designed by Tim Lai ArchitecT for the historic centre of Powell, Ohio. Completed in 2026, the project brings coworking, hospitality and outdoor gathering spaces together in a contemporary building that responds to the scale and character of its small-town setting.
A timber workplace connected to downtown Powell
Occupying a 0.64-acre site on East Olentangy Street, the building replaces a dated office and brings development closer to the street. Two levels of coworking spaces and private offices are topped by a bar and restaurant with wraparound outdoor patios. The upper level is set back to relate to the predominantly one- and two-storey downtown streetscape, while opening views towards the town centre and wooded Bartholomew Creek. Cross-laminated timber and glulam give the building its primary structure, introducing the warmth and character of wood throughout the workplace.
Mass timber and Lunawood form a unified material concept
According to Lunawood distributor NOLT, COhatch Powell is the first mass-timber construction project supplied jointly by Lunawood North America and Lunawood Finland. Lunawood ThermoWood® spruce was used across the entire exterior cladding, screening and fencing, creating a consistent wooden envelope rather than a single accent surface. Made from renewable Nordic wood and thermally modified using heat and steam without chemicals, the material combines a natural appearance with the durability and dimensional stability required for outdoor applications. Its pairing with the mass-timber structure reflects COhatch’s and Tim Lai ArchitecT’s commitment to renewable building materials, while demonstrating how Lunawood can be integrated into an everyday commercial building in the US Great Lakes region.
