Prefabrication for faster lead time: Colby College’s Johnson Pond Houses

The new Johnson Pond Houses at Colby College in Maine are a Masterpiece of efficient and responsible prefabrication and cooperation. In total, the project was completed in just 15 months.

Designed by Kaplan Thompson Architects constructed by Consigli Construction, the Johnson Pond Houses at Colby College in Maine are a model of efficient and responsible prefabrication. Completed in just 15 months, the project exceeded expectations—transforming from a temporary solution into a permanent campus fixture thanks to the durability and quality of modular construction.

To align with the college’s sustainability values, Nordic Lunawood Thermowood was chosen for the façades of the four dormitories. Its light weight, dimensional stability, and low maintenance made it ideal for industrial manufacturing. The Luna Panel System enabled quick installation while achieving a refined, textile-inspired look—paying tribute to Waterville’s heritage in cotton and menswear production.

The prefabrication process commenced with detailed design and engineering work. Precise measurements and specifications were utilized to fabricate the necessary building components in a dedicated facility. Once the components were ready, they were shipped to the site and assembled. This use of prefabricated components minimized on-site labor and reduced potential disruptions caused by inclement weather conditions.

Built to near Passive House standards, the houses offer high energy efficiency and long-term performance in a warm, natural environment.

To give the student houses a natural look, the Luna Panel System Product Family was chosen for the facade. Aligned with the college’s values of sustainability, the selection of Nordic Lunawood Thermowood for the four new student dormitories perfectly supports industrial manufacturing due to its lightness, durability, and ease of maintenance. But these are not the only reasons why Lunawood Thermowood is a great material for prefarbricated projects.
